Enterprise Area

A range of incentives will be available to encourage private investment at the Campus Enterprise Area site.

These could include:

  • business rates discounts, up to £275,000 over the five year timeframe.
  • a streamlined planning process, in consultation with the Higland Council.
  • superfast broadband provision. HIE is leading on delivery of broadband services which is expected to start in2013 across the Highlands and Islands.
  • Skills Development Scotland will offer a customised, client-focused service to deliver tailored support to employment opportunities.

Campus Enterprise plots

Three plots on the north west side of phase one, plots 2, 3 and 4 and three plots on the east side, plots 5c, 7 and 11 are available for inward investors or companies seeking to reap the benefits of locating on the Campus site. All six are proposed for Life Science Enterprise Area status.

There is a strong Life Sciences cluster adjacent to the Campus covering approx 70 acres (28.25 hectare) which includes the Centre for Health Sciences, Raigmore Hospital,  Lifescan Scotland and the Scottish Agricultural College.  With the addition of the Campus (Phase 1at 89 acres and phase 2 approx 63 acres) this nucleus will treble in size enhancing the potential  for collaborative developments with like minded organisations and companies.

Development plot material

The materials have been selected to facilitate a coherent family of high quality buildings without burdening the Occupiers with premium construction costs.
Building materials within the Satellite Buildings character area should be taken from the following palette:

  • timber
  • coloured render
  • Staffordshire Blue facing brick
  • patinated metal

Where colour is used, it should be taken from a palette of neutrals, greys and blues. A RAL colour palette is provided here for reproduction and reference purposes rather than as an absolute prescriptive range.
The following materials must not be used on primary elevations:

  • brick other than Staffordshire Blue facing brick
  • corrugated section metal panels
  • coloured metal panels

Within service areas which are not public-facing, or visible from public areas, other materials may be considered following discussion with the Estate. Public realm materials must be taken from the following palette in order of preference:

  • Caithness slab
  • granite setts
  • natural stone kerb
  • asphalt
  • self-binding gravel

Concrete block should not be used unless good quality product such as Marshall's 'Tegula' or equivalent. Self-binding gravel should be Breedon Gravel or similar local equivalent in neutral tone to co-ordinate with RAL colour palette
