Phase 1 Development opportunities
Phase 1 outline planning consent has been given for 55,000m² of campus property (over half a million square feet). The Campus will enable thriving businesses to work hand in hand, sharing knowledge and resources with those in research and education.
Currently seventeen plots are designated within Phase 1, details on their sizes are available for download here. Adjacent plots may be combined to provide occupiers with a larger footprint and room for expansion.

Aurora House, plot 8
Plot 8 on Inverness Campus is occupied by a new £2.2m life sciences facility. Aurora House was completed and ready for occupation in June 2015.
Half of the the 1st floor is now occupied with the other half already fitted out for occupation to office spec. The ground floor is built to shell specifications, the unit is very flexible enabling your company to fit it out to suit individual business needs. Occupiers have the option to take over all 1000m² or sub divide the space making up to four smaller units. Plot 8 also lends itself to future expansion offering up to 4000m² of development space.
Due to demand, Aurora2, a second building on plot 8, now is in the planning process and will be twice the size of its predecessor.
Hotel site, plots 11 & 12, A Prime location
Adjacent to An Lòchran, at the apex of the beech tree lined entrance avenue, plots 11 and 12 offer a stunning location for an hotel development.
This presents an exciting opportunity for hotel operators, developers and investors, particularly in the four to five star segment. Inverness has only seven, four star hotels and one small five star boutique hotel. Only one of the city’s four star hotels has over 50 bedrooms.
Occupancy Rates and Performance:
- Inverness (82.4%) is second only to Glasgow (82.8%) for occupancy rates of all UK cities and third in Europe after Dublin (83.3%) and Glasgow.

Plots 3, 4 and 5 - available for lease or purchase
Situated on the north west side of the Campus, plots 3, 4, and 5 are available for lease or purchase. Their location means that adjacent plots may be combined to provide occupiers with a larger footprint and room for future expansion.
Each plot is within a designated Enterprise Area. Businesses operating in the life sciences sector will benefit from additional support, as mentioned above. However, these plots are not exclusively for those operating in life sciences.
Inverness Campus is being designed to be a high quality, vibrant location. All developments on the Campus will adhere to the design guidelines. Plots 3, 4 and 5 will follow the ‘Satellite Building’ characteristics set out in the guidelines.
There are no existing watercourses or existing trees on or next to these plots. Maximum building height: 2 storeys (8m above adjacent ground level) as per planning information. (Note: the summary details provided do not constitute final plot boundaries or area measurements.)

Plots 15 and 17 - available for lease or purchase to SME businesses
To the south of the Campus, Phase I, these plots are ideally suited to small and medium sized enterprises. Businesses that wish to locate here will benefit from being part of the Campus ethos of collaboration, research and development. They will also receive specialist, tailored support from Highlands and Islands Enterprise.
